Land auctions are the closest thing the Tricity has to a live price discovery event. When the Greater Mohali Area Development Authority (GMADA) put 37 properties under the hammer in August 2026, the results were worth reading closely, for what they show and for what they do not.
The headline numbers
| Item | Result (21 Aug 2026) |
|---|---|
| Properties sold | 27 of 37 |
| Total raised | Rs 5,391 crore |
| Combined reserve price | Rs 3,872 crore |
| Premium over reserve (overall) | About 39% |
The premium is our arithmetic from the two totals reported by The Tribune: 5,391 divided by 3,872 is roughly 1.39.
The big ticket: Sector 62
A 27.78-acre site in Sector 62 (plot numbers 30 to 34) sold for Rs 1,742.31 crore against a reserve of Rs 1,214.16 crore, about 43% above reserve. According to the report, six bidders placed 80 bids, and the buyer was Aggarwal Plaza Private Limited. That works out to roughly Rs 62 to 63 crore per acre.
Where the premiums were sharpest
| Lot | Sold for | Reserve | Roughly |
|---|---|---|---|
| Seven SCOs, Sector 69 (101 sq m each) | Rs 7.6 to 7.7 crore each | Rs 3.03 crore | 2.5x reserve |
| Corner SCO, Sector 53 | Rs 6.02 crore | Rs 2.97 crore | 2x reserve |
| Hospital site, Aerocity A-Block (16,389 sq m) | Rs 162.16 crore | Rs 66.87 crore | 2.4x reserve |
| Hotel site, Sector 66-Beta | Rs 122.42 crore | Not reported | — |
Per the report, an official described the results as showing “robust demand for commercial properties” across Mohali’s sectors, noting that most SCOs fetched double their reserve.
What this does tell us
- Commercial demand in Mohali is strong. Small-format SCOs selling at multiples of reserve points to investors and businesses competing for scarce commercial space.
- Institutional uses are in play. Hospital and hotel sites at Aerocity and in Sector 66 attracted serious bids, which fits the airport-side growth story.
- Government land sets a benchmark. Auction prices are public, so nearby private commercial projects often point to them when pricing. Treat that as a sales argument to test, not proof of value.
What it does not tell us
- It is not a residential price list. The headline lots are commercial and institutional. Do not read them across to apartment prices.
- Ten lots did not sell. Demand is selective: location, size and reserve matter.
- Winning bids are not future values. A buyer paying a premium today is making a bet, not setting a guaranteed resale price.
What buyers should do with this
- Commercial buyers: compare any developer’s quoted price per sq ft against recent GMADA outcomes for similar sizes and sectors, and ask what justifies any gap.
- Home buyers: use the news as context, but decide on the project’s own approvals, builder record and price per sq ft. Our guide on verifying RERA registration is the place to start.
- Everyone: read the official auction notices on the GMADA website for terms and eligibility rather than relying on summaries.
