See the property price range that actually fits your budget — based on your income, existing EMIs and how much you can put down. Free, instant, no sign-up.
We take your income, subtract existing EMI commitments, and apply your chosen FOIR (Fixed Obligation to Income Ratio) to find the maximum EMI a lender is likely to approve. That EMI is then converted into a maximum loan amount using the standard reducing-balance formula at your chosen rate and tenure. Adding your down payment gives the maximum property price you can realistically target.
Most lenders cap total EMI obligations at 40–55% of your net monthly income (FOIR). This calculator uses that limit, your existing EMIs, interest rate and tenure to work out the maximum loan — adding your down payment gives your maximum affordable property price.
FOIR (Fixed Obligation to Income Ratio) is the percentage of your net monthly income lenders allow to go towards all EMIs combined, typically 40–55%.
