About this document

A rent agreement (also called a leave and licence or lease deed for short stays) records what the landlord and the tenant have agreed: who the parties are, which property, how long, how much rent and deposit, and what happens when either side wants to leave. A written, signed and stamped agreement is the best protection both sides have if a disagreement comes up later.

This generator builds a clear, plain-English draft for a residential flat, house or room. You fill in the details on this page. Everything is created inside your own browser: nothing you type is sent to or stored on our server, and you do not need to sign up.

It never asks for Aadhaar, PAN or bank details. Those are left as blank lines for you to write by hand on your own copy. It is a general draft, not legal advice. Please read the checklist below and have the final document checked by an advocate if the property or the amount is significant.

Who signs: Landlord (owner or authorised person), Tenant, and two adult witnesses.

Before you sign

  1. Get the e-stamp certificate for the correct value. It prints as its own A4 sheet; note its number and date in the agreement.
  2. Both parties initial every page, and sign the last page in front of two witnesses.
  3. If the rent term is longer than 11 months, the lease needs to be registered. Check with the sub-registrar.
  4. Do the police tenant verification for your state as soon as the tenant moves in.
  5. Write Aadhaar, PAN and bank details by hand on your own copy only. This tool never asks for them.
  6. Verify the landlord is the owner or is authorised: ask to see the sale deed, allotment letter or power of attorney, and the latest electricity or property tax bill.
  7. Check the identity of the person you are signing with against their original Aadhaar or other photo ID.
  8. Read every clause. Cross out and initial anything you do not agree with, or ask for it to be changed before printing.
  9. Take dated photos of every room and note meter readings on the day of handover. Use the photo and inventory option on this page.

Keep these ready

  • Landlord: ID proof and address proof, and ownership proof of the property.
  • Tenant: ID proof and address proof, and two recent passport-size photographs.
  • Two witnesses with ID proof, if you want witnesses to sign in person.
  • E-stamp certificate for the correct value, printed on a separate A4 sheet.

After you print

  1. Print on A4 paper. Both parties initial every page, and sign the last page in front of the two witnesses.
  2. Attach the e-stamp certificate sheet to the front of the agreement and note its number and date in the line at the top.
  3. Make two originals, one for the landlord and one for the tenant. Keep a scanned copy as well.
  4. Complete the police verification for your state and keep the acknowledgement.
  5. Write down the electricity, water and gas meter readings and note the date in your copy.

Stamp duty and registration

A lease of 12 months or more must be registered under the Registration Act, 1908. Many residential agreements are made for 11 months for that reason. Stamp duty depends on your state, the rent and the term, so confirm the current amount before you buy the e-stamp certificate.

Frequently asked questions

Is an 11-month rent agreement valid without registration?

A lease for a year or more must be registered under the Registration Act, 1908. That is why many residential agreements are made for 11 months. A written, stamped and signed agreement is still the proper record of what you agreed. Whether registration is needed for your case, and the stamp duty payable, depends on your state and the term, so please confirm with the local sub-registrar.

Do I need stamp paper or e-stamp?

Yes. A rent agreement needs to be stamped, and e-stamping is the usual way. The amount depends on the state, the rent and the term. Buy the certificate from an authorised e-stamp source in your state, then print it as a separate sheet and note its number and date in the line at the top of the agreement.

Where is the information I type stored?

Nowhere except your own device. The form is processed in your browser. We do not receive or save the names, addresses, amounts or photos you enter. We only count, anonymously, how many times each document type was created. You can save your work as a file on your device and load it again later.

Why does it leave Aadhaar, PAN and bank details blank?

These are sensitive. To keep you safe, this tool never asks for them. Write them by hand on your own printed copy after checking the originals.

Is this a lawyer-checked document?

No. It is a general draft template prepared from public government sources and common practice, and it is labelled that way on every page. It is not legal advice. For high-value or unusual cases, please have an advocate check the final document.

Can I add my own terms?

Yes. Use the additional terms box, and the optional clauses such as no pets or no smoking. Keep them clear and agreed by both sides.
