Zirakpur vs Mohali: Where Should You Buy in 2026?

Two very different markets on the same corridor. A fair, source-backed comparison of price levels, connectivity, supply and who each one suits.

Key takeaways

  • Mohali is the premium, planned-sector market. Published figures for July 2026 put airport-frontage Sector 65 at Rs 12,000 to 12,850 per sq ft and Aerocity built-up flats at about Rs 9,153 per sq ft.
  • Zirakpur is the connectivity-and-value market on the Chandigarh, Panchkula and Delhi highway corridor, with large new road projects in the pipeline.
  • Approvals vary project by project in both places, so verifying each project matters more than choosing a town.
  • Pick Mohali for planned sectors and airport-side growth; pick Zirakpur for a wider range of budgets and quick access to Chandigarh and Panchkula.

Zirakpur and Mohali share a border, a highway system and the same buyer who cannot decide between them. They are not the same market. This comparison sticks to what can be sourced, flags what cannot, and says plainly where the numbers are thin. We also sell projects in both places, so read it with that in mind.

Mohali: what the data shows

The Chandigarh International Airport sits in Mohali. Its new terminal was inaugurated in September 2015, and international flights began in September 2016. Around that corridor, prices have moved sharply. A 2026 article on the airport corridor, citing the Tribune and GMADA auction data, reports these indicative figures as of July 2026:

AreaReported price per sq ft
Sector 65 (airport frontage)Rs 12,000 to 12,850
Sector 66 and IT CityRs 10,000 to 10,500
Sector 82 (JLPL)About Rs 10,203
Aerocity built-up flatsAbout Rs 9,153 average

Treat these as a guide, not a quote. The source is a Mohali property portal, so they reflect the premium end of the market and may differ from what a specific tower asks. GMADA’s recent auctions add context on commercial land: see our analysis of the August 2026 e-auction.

Zirakpur: what is known, and what is not

Zirakpur’s appeal is geography. It sits where the Chandigarh, Panchkula, Ambala and Patiala routes meet, which makes it convenient for daily travel to the city and a magnet for apartment projects at a range of budgets.

Two road projects dominate the Zirakpur story:

  • Six-lane bypass. Reported as 19.2 km long with a cost of Rs 1,878.31 crore, approved by the Centre under the PM Gati Shakti plan, to ease traffic and link Mohali, Panchkula and the airport. The report we found carries an advertorial disclaimer, and the “25 to 30% rise in commercial demand” it quotes is an analyst projection, not an outcome.
  • PR-7 Airport Road. A planned six-lane, 200-foot-wide road of about 16.5 km, stalled for years, with tenders reported as floated in October 2024.

A word of caution: we are not quoting Zirakpur price-per-sq-ft figures here because published numbers vary widely between listing sites and towers, and we would rather not give you a number we cannot stand behind. Ask any seller for recent registered sale prices of comparable units, and check them yourself.

Who should pick which

Choose Mohali if…

  • you want planned sectors, wider roads and the airport and IT City nearby;
  • you are comfortable paying a premium for an established growth story;
  • you plan to hold long term and value a larger-township feel.

Choose Zirakpur if…

  • you want a lower entry price or a wider range of unit sizes;
  • daily travel to Chandigarh or Panchkula matters more than airport proximity;
  • you can wait for road projects, and are not paying extra for them today.

A fair test for either town

  1. Verify the project first: check its RERA registration and collect the seven key documents.
  2. Compare like with like: same size, same possession stage, same quality of build.
  3. Visit twice: once on a weekday at rush hour and once on a weekend.
  4. Check affordability: run the loan numbers with our home loan guide before you fall in love with a price.

Frequently asked questions

Is Zirakpur cheaper than Mohali?

In general, Zirakpur offers a wider spread of price points, including more budget options, while Mohali’s airport-side sectors sit at the premium end. Prices vary a lot by project and tower, so compare the same size and quality side by side before drawing conclusions.

Which is better for investment?

It depends on your horizon and risk. Mohali’s airport and IT City corridor has seen strong price growth and is already priced accordingly. Zirakpur’s upside is tied to road projects still to be completed. Neither outcome is guaranteed, so avoid paying for promised infrastructure.

Which is better to live in?

Mohali suits families who want planned sectors, wider roads and proximity to the airport and IT City. Zirakpur suits those who want easier access to Chandigarh and Panchkula, and choice across budgets. Visit at your usual commute hours before deciding.

What is the PR-7 road?

PR-7 is a planned six-lane road, reported at about 16.5 km and 200 feet wide, meant to give Zirakpur, Panchkula, Mohali and Chandigarh an alternate route towards the new airport. Tenders were reported as floated in October 2024 after a long delay. Check the latest construction status before relying on it.
